I’ve been hearing from many of these investors lately. Some of them got the message before they stepped off the cliff. For others, the warning came too late.

Over the past several years I’ve been sounding the alarm bell due to the inherent dangers found in equity indexed annuities (EIAs). And the message is being heard. I’ve recently issued detailed reports on EIAs in general and one specifically on the most popular EIA on the market, the Allianz MasterDex 10. In these free reports, I explain the risks and pitfalls to you that the person selling them doesn’t. Too bad that Greg’s grandpa didn’t know the truth. Greg explains: “Back in 2000, my Grandpa was talked into buying one of these by an agent. He was planning on just withdrawing the interest each year to live on. Well, for the first 6 years, they distributed 10% of his initial investment. Recently, he has come down with terminal cancer, and wanted to get out.

“He asked for a full withdrawal, knowing that he’d have to pay the 4% (surrender) penalty. Well, his total withdrawals over the seven years came out to less than 90% of his initial investment! Reading through the contract, it looks like he wasn’t supposed to start receiving distributions until 2015, when he would 98 years old! Does this sound right to you?”

No, Greg, it doesn’t sound right to me. But unfortunately, that’s how some of these EIAs work. The truth is written in the fine print of the contract, which most people fail to read, much less understand.

Fortunately, Jim read his contract, and just in time. Jim said, “I meet with an advisor. He recommended the Allianz MasterDex 10, since at the time they were offering a 12% bonus up front. After he went through his talk it sounded good so I rolled my IRA over into it. That was the first time I saw the booklet, when he laid it out for me to sign, and I did. Upon getting home, I read it and saw I had messed up, thank goodness for the ‘three day cooling off period.’

“I called him back and stopped the deal. I get cold chills when I think how close I come to really messing up. I thought he was on my side and was trying to help me out, when all he was trying to do was help himself to my money. I’m glad I got on the internet and found you. You answered even more questions.”

Not all agents are unscrupulous. As Mark found out, some of them are just as ignorant to the truth as most investors are. After reading my free report, Mark forwarded it to his advisor. The advisor replied, “I printed the report, talked to the Allianz representative and hit him with each point. I can’t believe that they could have BSed me so well. This is a lousy product. You shouldn’t buy it and I don’t plan on EVER showing it to anyone else again.”

I’m glad Mark has an advisor that doesn’t put the profit motive above doing what is right for his clients. That wasn’t the case for Phil and Donna. Here’s their story, in their own words: “We were stupid enough to be swayed into turning my husband’s entire 401k into an EIA. Obviously, if we would have understood what we were getting into, we would have run, not walked, away from this! This is really the Investment from Hell!

“We would like to find out if there is anyway out of this mess, without losing almost 25% [in surrender penalties]. This policy made 0% the first year.” Even though the market went up almost 15% in 2006, Phil only made 1.5% that year!

When it comes to buying tax lien properties, there’s a right way and a wrong way. The wrong way is attending an auction with potentially hundreds of other people, and trying to get a good deal bidding. The right way is waiting until a strategic point in the tax sale process, and then buying directly from the owners.

If you’ve ever tried buying mortgage foreclosure property you may be feeling a little resistant to the idea of dealing with owners. Mortgage foreclosure owners can be extremely hard to get in touch with and work with. Delinquent owners of tax lien properties, on the other hand, can be some of the most motivated, easiest to work with sellers in the business – as long as you wait until just before the property is about to be lost forever. This would be after the tax sale, during the year or so long redemption period most states allow for owners to pay the taxes.

The reason they’re so motivated, obviously, is because it’s do or die time. Before the tax sale, many owners still are delusional about what’s happening. By the time the final foreclosure date is 2-3 months out, they’ll be singing a different tune. Don’t have a lot of money to get started with? You’ll find there are all kinds of deals you can make with these owners to purchase their deeds for as little as a few hundred dollars.

Another secret stemming from tax lien properties: the overages they create. When more is bid at tax sale than is owed in taxes, the overage is usually held for the original (tax delinquent) owner. Sadly the notices sent out to the owners to let them know about the overage often just get sent right back to the address for the property that got sold, and the owner never finds out about it. After a while, that money cheats permanently to the government and the owner is out of luck.

That’s where you come in (and this is another great way to break into the field even if you have very little money to start with). Since these funds fall outside the state laws for finder’s fee limits, you can charge 30, 40, 50% for your information and assistance to these owners. They’re being created at a speedy rate with all the foreclosures happening right now; there’s never been a better time to start collecting overages and/or buying tax lien properties than right now.

Factory closeouts occur when a business needs to unload merchandise to make room for new merchandise. This will usually happen after a holiday or after a season. Many businesses use this selling tactic to sell what they can make some money. They will reduce the prices very low to encourage people to purchase their items. As they make room for new merchandise, old items and new items will mix together. Many times when a person visits a store for a factory closeout, they will find some new merchandise that is appealing and buy it as well. The store will make more money and sell more items. Advertising a factory closeout is a way to get more people to visit their place of business.

Businesses from car dealerships to furniture outlets run factory closeout sales. Items that have not sold will be reduced in price so that people will buy them. Car dealers hold these sales at least twice a year, once in the spring and once in the fall. Since they receive new model cars at the end of the year, it makes sense to hold these sales. Buying a car is a huge investment and people want to get the most for their money. If they can save money along the way, they will try a factory closeout sale if they find one.

Furniture stores run the same sales at least twice a year also. This is done to move seasonal furniture like patio furniture quickly before winter arrives. Few people will want to buy patio furniture in the wintertime. This furniture can take up valuable room for other furniture people might want to purchase. If the furniture is not sold during the factory closeout, it will have to be stored either on site or in storage which can cost a company money. It is less expensive for the store to sell the item for less money than pay to store it during the winter months.

Other stores such as lamp stores and other decorative home improvement stores will hold factory closeouts at least once a year. When a manufacture goes out of business, the home improvement store will cut prices in an effort to sell the items. They will have to find new manufactures to fill the spot and will need to make room for new merchandise. Electronics stores also hold factory closeouts for products that are going to be upgraded or no longer produced. Since the technology industry moves very quickly and keeps introducing new products, these stores do not have much time to sell their older products. Before they become undesirable, they are sold at reduced prices. This way, they can at least make some of their money back before new products are introduced.

Other cows are not at all happy with their situation. They complain and moan to anybody who will listen to them. They blame other people and circumstances for their poor situation and lack of success. Now although these cows are not at all happy with their lives, they do nothing to improve their situation. “It’s all too hard” or “it’s not the right time”, and again, they refuse to move out of their comfort zone to make a difference.

Now we come to the rhinos.

Rhinos are the complete opposite to cows. They relish the thought of new ideas and new situations. They make decisions very quickly and firmly, charging flat out towards their goals making that decision a reality. Rhinos are strong and do not bend to the will of the masses, but instead think for themselves. They constantly move forward in their lives using positive action and planning.

At this point you should have a pretty clear idea whether you are a cow or a rhino. If it is the spirit of the rhino that is within you, then congratulations! But you probably already knew you were.

If you have been extremely honest with yourself and the spirit of the cow has prevailed, you’re probably feeling a little sorry for yourself, but DON”T WORRY. It doesn’t have to be bad news!

There is something that I haven’t told you yet. Although most people go through life believing they are cows, they have been fooled! The truth is that inside every one of us, there is a rampaging rhino just waiting to be set FREE.

Someone who has always felt a little different to other people and has the drive to live a better life, but you don’t quite know how to go about it, can be completely transformed into a full grown rhino. All this type of person needs is the right knowledge and skills to allow the spirit of the rhino to break through and a leader to show them the way to the life of their dreams.

So make the decision. What’s it going to be?

This simple philosophy illustrates how a lot of people feel in our society. It shows that it takes a very special kind of person to reach out of their comfort zone and strive to live a better life.
